Tenancy Information

We have provided this information for your convenience and to ensure you are aware of the policies and procedures of our office. We also ask that you review the Tenant Responsibilities as per your Tenancy Agreement. If you are unsure about any section or have any other questions, please feel free to contact us.

OFFICE HOURS: Monday - Friday 8:30am to 4:00pm. Please contact us should you wish to make an appointment as we are not always in the office.

YOUR LEASE: The lease agreement is a legal binding contract. You need to read and understand it before you sign it. A Tenant is required to pay rent as agreed int he lease until the lease expires. Tenant/s may negotiate to renew the lease prior to the end of the lease term. **If you are an occupant please speak with the leaseholder (eg employees occupying a property that a business rents).Tenants are required to give a minimum of fourteen (14) days' notice in WRITING  before vacating the premises at the end of the contract term, regardless weather the lease has expired. Notice is effective from the date that the written notification is received by our office. Notices may be emailed. A Tenant must take care of the inside and outside of the property and maintain it in the same condition as you were presented the property. A Tenant must pay for all utilities / services connected to the property where it is agreed in the tenancy agreement

RENTAL PAYMENTS: The Tenant is required to pay rent as per the lease until the lease expires. Rent must be paid to our office in advance on or before the due date in accordance with your lease. EFT is only accepted and a receipt will be issued, we do not accept cash.  In the interests of our clients, Gove Real Estate has a zero tolerance policy for late rent payments. Clearance times between bank transfers are a tenant responsibility & not accepted as a valid reason for late payment.

BOND PAYMENT: The Bond required is equivalent to four (4) x weekly rent, and is required before occupancy. After vacating a property, please allow up to 7 days for a final inspection of the premises to be carried out, and refund of your Bond to be processed. Once processed, we will EFT the refund to your nominated bank account providing we have your written authorisation and instruction (in the case of shared tenancy) as to who's account it must be deposited.

MAINTENANCE: Please email or call our office with a detailed description of the issue, including access instructions. The contractor will contact you to arrange a convenient time to undertake the repairs. Should you require the tradesperson to use maintenance keys please let us know when lodging Maintenance Requests.

It is important you clean air conditioner filters, washing machine and dryer filters, exhaust fans and ceiling fans regularly. Changing of light globes, starters and tubes throughout the property is a tenant responsibility.

Any maintenance arranged by the tenant will be at the tenants cost unless it is proven to be an extreme emergency undertaken after normal business hours. Should the maintenance be the result of a fault of the Tenant, the tenant will be responsible for the cost of the maintenance call.

Smoke detectors are checked annually. Should you have an issue with your smoke detector, please report it to us immediately for repair.
